Well yea, gentrification can be awesome, if you actually own your property. If you're a renter? Not so much and last I checked people of lower income tend to not own much property. And no, their credit wouldn't matter either if their neighborhood was subjected to redlining before a bank decides that now that it's on the upswing they don't have enough capital for a loan or worse, reverse-redlining.
